Inside Expo City: Dubai reveals new real estate development to replace Expo plot

The Expo City residences launched with premium apartments for residents and investors

Mangrove Residences is a distinctive residence located in the centre of Expo City Dubai

Expo City Dubai announced the launch of new residential developments – Expo Valley and Expo Central. The developments are set to have premium residential offerings for investors and potential residents.

Dubai’s Devmark Group has been appointed as the exclusive sales and marketing representative for Expo City Dubai with over 13,000 estate brokers and over 100 years of combined experience.

The Expo City residences are “different from your typical Dubai residential developments,” Sean McCauley, CEO of The Devmark Group said to Arabian Business in an exclusive interview.

“We are honoured to have been chosen as the exclusive sales and marketing agency for the residential developments at Expo City Dubai, further cementing our position as an industry leader in providing comprehensive real estate consulting services,” he added.

The residences will comprise of Mangrove Residences and Expo Valley, the first being a collection of three buildings in Expo Central, merely a few minutes walk from Al Wasl Plaza and Jubilee Park while Expo Valley is set to be a unique villa and townhouse community.

The development plans to create a “new way of life in cities – one that’s sustainable, regenerative and puts people first,” he explained.

The townhouse and villa community is a project that highlights sustainability, over 60 percent of the site is allocated for greenery landscaping with flaura and fauna. A unique feature of the residential offering is its autonomous, regenerative natural reserve which will house native species of plants and animals.

Residents will also have access to a wadi, hiking and walking trails as well as outdoor camping spots.

The villas will have smart, every-saving appliances, green roofs and light bulbs. The community will also be car-free with underground vehicular traffic and natural surroundings.

A unique concept of the community will be the “Infinity Backyard” which creates an illusion of endless, expansive space.

The development has a unique Folded Earth Concept which implements the use of a green barrier around the site, reducing the overall temperature by three to four degrees Celsius, providing a natural cooling effect.

The residential buildings will also feature the same sustainability principles. The buildings will have three floors where residents can access various features including podium gardens, sky terraces and offering spaces.

The apartments will also have unobstructed views of the iconic Al Wasl Plaza, Jubilee Park and Women’s Pavilion, which are all located at a walkable distance from the residential buildings.

Expo City is designed to be completely walkable – a 15-minute city, where residents can walk from one point to another. The development has earned a gold LEED rating.

Residents will have access to the Expo 2020 metro station and buggy service that offers shuttle between various parts of the city.

The city will be completely sufficient with amenities including parks, restaurants, retail outlets, Expo City mall and recreational facilities.

The entire city will have over 45,000 square metres of green space and parks. Apartments will also have access to a 50-meter lap pool, gyms, garden spaces, reflection spaces and more.

Both projects align with the UAE’s 2023 Year of Sustainability initiative.

“One of the ways Expo City Dubai sets itself apart is with its futuristic design that blends technology and nature. The community is built on sustainable principles, such as using renewable energy sources and promoting eco-friendly practices, reducing its carbon footprint, and providing residents with a healthier and cleaner living environment,” McCauley said.

The first phase of the neighbourhood consists of 165 units – a mix of five-bedroom independent villas, four- and five-bedroom duets (semi-detached villas) and three- and four-bedroom townhouses. Mangrove Residences and Expo Valley are expected to be completed by January 2026.

Two more clusters – Sky Residences and Sidr Residences – will launch in the near future.

Mangrove Residences start at AED 1.4 million with a 5-year handover plan and Expo Valley starts at AED 3.6 million.
