UAE real estate: What to watch for in 2024

Among the country’s bustling real estate landscape, there are several new projects set to debut next year, here is all you need to know

The UAE continues to observe an upward momentum in its real estate sector, specifically in Dubai. As the country continues to position itself as a global hub in all things commerce, luxury and more, a series of groundbreaking real estate projects are lined up to emerge next year.

With investments totaling billions of dollars, the UAE is set to continue fueling growth in the already booming real estate landscape, catering to unprecedented demand.

Here are real estate projects to launch in 2024:

Burj Binghatti

Developer Binghatti teamed up with luxury jewellery company Jacob & Co to announce the world’s tallest residential structure. Revealed late last year, The final height for the Business Bay skyscraper has not yet been revealed, but the residential project will spam 100-storeys with two and three-bedroom residences.

The high-end residential skyscraper offers a range of amenities, such as an infinity pool with breathtaking views of Dubai’s skyline, a luxurious spa, a well-equipped gym, and a dedicated concierge team that provides services like bodyguards, chauffeurs, daycare, private chefs, and more.

In November 2022, Arabian Business received details about the tower and the cost of apartments at this ultra-exclusive property. A two-bedroom apartment is set to cost AED8 million and the three-bedroom apartment will cost AED10 million.

Both our brands are born from the sheer desire to achieve what breaks boundaries. What Binghatti has done in real estate, by creating a brand through a distinct design philosophy and architectural identity is very similar to what Jacob & Co has done in the world of jewellery and horology,” said Muhammad Binghatti, CEO and Head of Architecture of Binghatti at the celebratory launch event.

Dubai Wasl Tower

The tower’s use of ceramic fins aligns with the UAE’s commitment to sustainability, particularly during the Year of Sustainability.

Dubai Wasl Tower is an upcoming asymmetrical 64-storey building that is set to add to the iconic city skyline. With immense focus on sustainability, in line with COP28, the development will be among one of the tallest structures in the world to ceramic fins as a renewable solution for energy efficiency.

The tower is scheduled for completion in 2024, set to stand at a height of 302-metres upon completion. The project spans 167,733 square meters and includes residential apartments, office spaces, restaurants, and a 259-key Mandarin Oriental hotel.

“Wasl Tower represents our continuous efforts to innovate and create smarter, more sustainable developments that meet the evolving needs of people and the UAE’s climate goals,” Hesham Abdullah Al Qassim, CEO of Wasl Group, said earlier this month, highlighting the urgent need for sustainable development in the construction sector.

Ciel Tower

Aside from the world’s tallest building and residential tower, Dubai is set to break a new record with the world’s tallest hotel, surpassing the current title holder – Gevora. As per an update earlier this year, the Ciel Tower is on track for its scheduled completion in Q1 2024.

Extending 82-storeys tall, the building will stand at a height of 365-meters. Additionally, the tower will feature a 300-metre tall interior atrium that will feature vertically stacked landscaped and naturally ventilated terraces.

The tower was designed by NORR, a London-based architect. Facilities will include a rooftop deck, spa, travel concierge, dining facilities, a swimming pool and business lounge among others.

In an update earlier this year, Rob Burns, CEO, The First Group said “We are thrilled to bring Ciel to Dubai’s skyline, a ground-breaking project that will redefine upscale hospitality and showcase the best of what the city has to offer. Despite the challenges presented by the pandemic, we are making great progress and firmly on track to open the property officially in 2024.”

Expo Golf Villas 4

An extension to the Expo Golf Villa project which has completed three prior phases, phase 4 of the development is set to hit completion in 2024. Located in Emaar South, the development features an expansive 18-hold championship golf course, community centre, retail centre, dining venues, parks and more.

According to Emaar, the first five phases of the development have been sold out with the sixth currently on sale.

Investors can choose from two architectural styles – contemporary and modern.

Marsa Al Arab

Marsa Al Arab under the Jumeirah group portfolio is a sailboat design-inspired property located in Jumierah overlooking the Burj Al Arab. Part of a wider development by Dubai Holding, the area will house luxury villas, an 83-berth superyacht marina and boardwalk.

Set to feature 386 rooms and suites, four penthouses and 83 luxury hotel apartment suites, the luxury property will also offer facilities including pools, spa, wellness facilities, restaurants, bars and more.

Earlier this year, it was announced that a record-breaking real estate transaction took place with the sale of a AED420 million penthouse in Marsa Al Arab. Sold by Luxhabitat Sotheby’s International Realty, the apartment spans 24,628 square feet. Spanning a whopping 24,628 square feet, the apartment boasts 17,000 square feet of outdoor areas with 360-degree ocean views.
